What Is This Houseplant?

white edged green leavesIs it some kind of succulent? The leaves are thick and leathery, the edges of new leaves are pink, and it grows in a prostate fashion. Please help me identify.

This is a Hoya the blooms are unreal clusters of pink star shaped bundles. I have had mine 15 years. It prefers bright indirect light let soil dyr out before each watering. I cover this (outdoor plant) when it gets below 50 degrees. I also propagated this plant several times in water or in soil. People can't believe it's blooms.

I bought one of these at Walmart and still have the tag. It is Peperomia (rainbow) Peperomia magnoliifolia. It says medium indirect sunlight. Water when dry avoid overwatering.
