Help Selling a Home?

Trying to sell our home, everything has gone wrong, from the real estate company firing our realtor at the end of the summer, (she never showed the property) to investors who want to harm our credit to take over our home. We started out trying to sell it for $145,000 and now we are doing a short sale and selling for $127,000. Now the investors want even less.

Where do I go, what do I do? We were going to refi if it didn't sell and now we can't because it was on the market and the loan to value is too high. People lie to be in this school district, what are we doing wrong?anyone have a rich uncle who would buy it or some great advice? HELP!

Brenda, try going to your state's government pages. Can you try your Attorney General's office? Ask them how they can help you. What was in the contract that you signed with the real estate company? They were probably responsible to show the property. What did they promise you in order to get your listing? You should not have to pay for the ineptitude of their company. You may have the right to sue them. Ask for help from your state legislator, or whatever your representative is called. Ask for help.

Someone in the next town, Elkhart Indiana, they are offering a new car as an incentive for anyone who buys their house. It got on the news and some people have already made offers.

They kept saying its 'better than that apple pie smell' as far as incentive for selling your home.

I would also agree with the car idea but there is something else you could try first and that would be to offer to pay either part say 5000 towards closing it won't come out of your pocket until you settle and also when anyone lists your house get it in writing how many times a month they will show for how long etc. and also where is it being advertised? Every week and so on get all this in writing and you may want to pray that's what I did.

Ever watch one of those "sell this house" shows where for a small amount of money they take care of the "little" things that are stopping a very nice house from selling? Staging your house to sell is less expensive than a new car offer.

No everyone likes the same decor, often just removing clutter will help. Paint the house in neutral colors. Pack up all your personal photos and collections. You are selling the house, not your wonderful family.

I remember seeing a house on a show where everything was PINK -- even the kitchen. This woman had so much stuff on the walls that you could barely see the walls. Once they toned it down and packed up all her "Victorian country" clutter -- it was a whole separate place!

Are there any "small" repairs that you have not done? When we were house-shopping last year the "little" repairs jumped out at us. We rejected several houses and ended up with one that had been "flipped" -- all the repairs were done. Are there any LARGE repairs? How is the curb appeal?

Remember most people want to move into a "fresh" house. New paint (neutrals), new floors (or at least professionally cleaned), everything in working order. The majority of house buyers are not looking for a "fixer upper". You almost have to "undecorate" your house.

There is a reason why the house is not selling -- it does not sound like it's location or price. You need to get a brutally honest opinion from someone in the know. I hate to be a pessimist but it might simply be a bad economic time to sell, I've been following the news on this and your area seems to be one of those harder hit. I have high hopes for you, good luck!
