As a homeowner you are not equipped to sell your own home because you are not a professional.
Truth:
As the homeowner, you know more about your community and home than anyone does. The real estate agent needs you to furnish them with information.
Real estate myth #2
By using an agent you free up your time and don't really have to be to involved with the process.
Truth:
As the seller you have to be involved with every step, for instance:
1. If your home is to be shown on a particular day, you have make sure it is cleaned and call to confirm the appointment with the real estate agency.
2. Once a contract is submitted you will have to negotiate.
3. If there are problems with any inspections you have to decide how you are going to handle the repairs. Are you or the buyer going to take the responsibility for these repairs?
The agent is only a middleman that goes between you and the buyer.
Real estate myth #3
By using an agent you will get more money for your home.
Truth:
Your value on your home has nothing to do with using a real estate agent or not. When an appraiser come to apprise the home the things she/he considers has more to do with the value such as age, condition, and options that your home has along with the past sales in your area and other factors.
Real estate myth #4
You need your home in the MLS system in order for it to sell.
Truth:
The MLS is only for other agents to look up your home. With the Internet buyers are finding homes and bringing the information about what they want to see to the agents.
In todayÕs world technology is all around us. It has changed so much of the ways we work, live and play. Real Estate is just another field that is being changed. Therefore, allowing you the seller, to have options like never before. Our homes are the largest asset that most of us have, so it is great news that you can keep more of your money(that you have acquired over the years) in your pocket by selling your own home!
