Realtors really do earn their money, you know. Their knowledge of legal and other issues helps to protect you. If you're trying to avoid that expense, at the very least please talk to lawyer? (For the most part I don't have much use for them, but in some cases legal professionals can be beneficial.)
Craigslist can bring some unsavory people to your door, I would go a different route.
