Thomas Kinkade Yosemite Valley?

A framed Thomas Kinkade print.There are 980 of these and I have #712. Size 18x24 unframed. I purchased directly from Lighthouse Publishing in 1995 and chose the frame. I have the certificate and it is double signed and has the numbers 1988 hand painted in the lower right corner. Frame burl wood. I am wondering if I should get professional appraisal and how do I know who to trust? Does anyone know approximately what this is worth and if it is worth my time and money.

I'm sorry but there are too many variables in 'paintings' for anyone to provide any sort of value to your painting.
Actually, the information you provided really tells us nothing about the painting except the size and number in this edition.

If you post a picture of the COA and any information on the back of the painting someone may be able to offer more information.
Question:
Is this a canvas? a print? a lithograph?
Without this information, no one can provide any sort of value as research has to be exactly the same description as the COA.

This looks like it could be the same as your picture but it is a listing by an art studio and people will pay more money to a studio than to an individual seller.
Why?
They trust the business more and usually feel more confident they will receive what they're paying for and items will be shipped properly.
This does not provide value as it is just someone selling paintings who believes this to be the current value.

As a general rule, an official appraisal will be costly and their value will be for insurance purposes which is much higher than an appraisal for retail value.

You can ask for retail value also.
If you use the retail value for listing your item for sale you should also state you will consider reasonable offers.

You forgot to write it on canvas or paper. This must be written on the certificate.

I found Thomas Kinkade Yosemite Valley SN Paper 24" x 18" priced at $419.99

There is Thomas Kinkade "Yosemite Valley" ("Late Afternoon Light at Artist's Point") 18" x 24" Limited Edition Lithograph on paper, Signed and Numbered Limited Edition with only 980 in this edition:

It seems to me that you have canvas.
There are only 980 in this edition, so this is one of the rare lithographs. Somebody already asked the price of Kinkade Yosemite Valley 346/980 sn Canvas, 18x24 unframed, purchased in 1994, with Certificate of Authenticity.

Thank you - your value seems very close to the "Book Value at the Thomas Kinkade HQ" The book is $3475.00/ $3675.00 framed. Your information gives me two inputs and makes me feel comfortable.
