Home Repair Assistance for Low Income Homeowners?

My cousin is a single mom and owns a home. The repairs that the house needs are extensive and she cannot afford the cost. If she cannot find help with this she is going to lose her home because the city is going to condemn it. She doesn't have the money to have the repairs done. She lives in Melissa, Texas. Does anyone know of any kind of organization that will go in and help her get her house up to snuff so that they cannot condemn her and her children's home? If something is not done she and her girls and son will be homeless.

If the city has already sent notice to your cousin about condemning the house then you will probably not be able to get any of these organizations to help her.

  • If the repairs are extensive and almost under condemnation then it may be better for her to try and get HUD to help her find more suitable living arrangements.
  • Is this house in your cousins name and is it paid for? Or does she have a mortgage?
  • These are things to consider when trying to get free repairs as that is what most organizations will ask and they may suggest the same - let HUD help find a better place to live.

  • As a general rule there is always a "waiting" list of people requesting help with home repairs in probably all cities.
  • So, even if your cousin fills out all of the necessary forms, she may not get an interview right away and getting it approved may takes several weeks to months as these organizations have to verify everything and that in itself takes time.
  • I assume your cousin is on some of the government programs (foodstamps, Medicaid) so that would make it easier for her to request help from HUD.
  • But, no matter, it still takes time as these organizations have to verify much more than other programs including information about the property.
  • She should apply to Habitat for Humanity in your city as they may actually be faster in helping (if they approve help) than others.

I am only mentioning the time factor because your cousin may only have a few days left before the city condemns the property and it will be almost impossible to get help once that happens.

Once a city condemns a home it is hard to get help to repair the home. Here are a few things she can try now before the city condemns her home.

  1. Call HUD in her area and make an appointment to see them. Here is the website. www.hud.gov/.../homerepairs
  2. Talk with her local church in the area and see if anyone is willing to help her fix up the home.
  3. Texas has an office that offers single family home repairs. She should contact them. Here is the information and the website for this. www.rd.usda.gov/.../tx
  4. Here is a government grand program that offers free money for home repair for low income famioies. Maybe she can contact this progam and see if she qualifies. www.gofreegovernmentmoney.com/grants_for_home_repair

She will need to act fast before the city comes in and takes over.
